Winter Roofing Inspection Tips

Because it shields the interior from moisture, a home’s roof is critical to preventing serious damage that can prove extremely costly. During the winter months, roofs are subjected to high winds, sleet, snow and debris from trees. This can be tough on even the best roof; however, it’s especially trying on aging roofs that have seen better days.

Unfortunately, few homeowners take the time to inspect their roofs before the weather turns cold. 1 – Inspect your home’s interior for signs of potential leaks.

Roof leaks can cause big problems, because they often go unnoticed for long periods of time. As water makes its way into a home, significant damage can occur and mold infestation could lead to substantial repair costs. A thorough visual inspection can help prevent long-term damage. Most often, leaks will show up as yellow or brown stains on ceilings or as wet spots in attics. 2 – Check the insulation in your attic.

It can also promote the development of ice dams: a term used to refer to a ridge of ice that accumulates at a roof’s edge. Ice dams are especially problematic, because they keep melting snow from properly draining down eavesdrops and downspouts. As the water backs up, it tends to pool and penetrate into the home, causing substantial damage to ceilings, walls and insulation.

 

3 – Inspect your shingles and flashings.

 

Over the years, storms and fluctuating temperatures can take a toll on a roof deck and jeopardize the integrity of shingles. To catch problems before they get out of hand, look closely for loose, cracked, curled or missing shingles. Although you can get a decent idea by inspecting the roof from the ground using binoculars; for best results, you need to get up and close. If you choose to do this yourself, use caution, especially during the winter months, when high winds and slick surfaces can increase the risk of falling.
